TPO (Thermoplastic Polyolefin)
60–80 mil single-ply membrane — heat-welded seams
The most installed commercial flat roofing system in Utah. White reflective surface reduces cooling loads significantly. Heat-welded seams are waterproof for the life of the membrane — no caulking to fail.
EPDM (Rubber Roofing)
60–90 mil EPDM single-ply — fully adhered or ballasted
Extremely durable synthetic rubber membrane with a long track record in cold climates. EPDM handles Utah's temperature extremes well and is an excellent choice for residential flat roofs, additions, and low-slope sections.
Modified Bitumen
2-ply torch-applied or self-adhering cap sheet system
A proven multi-layer system offering excellent redundancy. The APP or SBS modified bitumen cap sheet is tough, puncture resistant, and field-proven in Utah's mountain climate. Often used for re-roofing over existing flat roofs.

Utah's climate creates specific challenges for flat roofing: spring snowmelt produces high volumes of water that must drain fast, summer UV is intense at elevation, and winter freeze-thaw cycles stress seams and terminations. How long does a flat roof last in Utah?
TPO systems installed by a certified contractor typically last 20–30 years in Utah. EPDM runs 25–35 years. Modified bitumen runs 15–25 years. Longevity depends heavily on proper installation, drainage design, and annual maintenance. Summit inspects every flat roof we install at the 1-year mark at no charge.
Do flat roofs drain properly in Utah's heavy spring runoff?
Yes — when designed correctly. Every flat roof should have a minimum 1/4" per foot slope toward drains. Summit designs drainage into every flat roofing project, including internal drains, scuppers, and overflow protection. Poor drainage is the #1 cause of premature flat roof failure — we engineer it out from the start.
Can you install a flat roof in winter in Salt Lake City?
Yes, with conditions. TPO and EPDM can be installed in cold weather with proper membrane conditioning and heating. Modified bitumen torch-down installation has minimum temperature requirements. Summit schedules flat roofing projects around temperature windows and never cuts corners on cold-weather installation.
Is TPO or EPDM better for a Salt Lake City building?
TPO is generally preferred for commercial buildings in Salt Lake City because the white reflective surface dramatically reduces summer cooling costs.
